HVAC and plumbing for apartments, condos and HOAs across the south Denver metro.

Property managers and HOA boards call us because the owner answers, the owner shows up, and the price is set before the work starts. We currently service apartment communities for management companies that run tens of thousands of apartment homes across the country, including the largest apartment operator in the United States, and HOA communities for a management company with associations from Fort Collins to Colorado Springs. That sits alongside the landlords and homeowners we have worked with for years, and we carry the insurance those companies require. Boilers and hydronic heat included, which most general HVAC shops will not touch.

What we handle

What HVAC and plumbing work do you do for multifamily properties?

The same trades we run every day in single-family homes, applied to buildings with more units, more equipment and less patience for a second visit. One call covers heating, cooling, water heaters and plumbing, so you are not coordinating three vendors for one building.

Our specialty

Boilers and hydronic heat

A lot of older south metro apartment and condo buildings run on boilers, radiant loops or baseboard hydronic heat. We diagnose and repair boilers, circulators, zone valves and the piping between them, and we set gas-fired equipment up for Colorado altitude. Boiler repair →

Same day when possible

No heat or no cooling in a unit

Furnace, AC and heat pump repair for individual units. We diagnose the actual cause, quote a flat-rate price, and fix it on the same visit when the part is on the truck. Furnace repair →  ·  AC repair →

Plumbing too

Water heaters, drains and leaks

Water heater repair and replacement, including tankless, plus drain clearing, leak repair, fixture and valve work. One licensed tech for the plumbing side as well as the HVAC side, with an active Colorado journeyman plumbing license behind it.

Between tenants

Turnover checks

When a unit turns over, we can run through the furnace, AC, water heater and plumbing in one visit so the next tenant is not the one who finds the problem. Ask about it when you call.

Working with Atlas

Why do property managers use an owner-operated shop?

Because a dispatcher and a rotating crew is exactly what most of them are trying to get away from. When you call Atlas you reach Erica or Jared directly. The person who quotes the job is the person who does it. There is no call center, no upsell script, and no hourly meter running while someone figures out what is wrong.

Property management companies have high insurance requirements, and we meet them: we are insured to work on these properties, not just on single-family homes, and we can put a COI in your file on request. You get a flat-rate price before any work starts and a straight answer when a repair does not make sense. That is the same way we have worked with landlords across their rental units for years.

Real calls

What property owners said after we showed up.

Rated 5.0 on Google. Both of these are from owners with more than one property.

Since 2011, Jared has installed six furnaces, three air conditioner units and handled HVAC repairs at my rental houses. He continues to be my go-to, and I'd recommend him.

Ready when you are

Property manager questions

What property managers ask us.

Do you work with property management companies, or just homeowners?
Both. We currently service apartment communities for management companies that run tens of thousands of apartment homes across the country, including the largest apartment operator in the United States, and HOA communities for a management company with associations from Fort Collins to Colorado Springs. That is alongside the homeowners and landlords we have worked with for years. The same owner-operated approach applies: the person who quotes the job is the person who shows up.
Can you provide a certificate of insurance?
Yes. Property management companies have high insurance requirements, and we are insured to work on these properties. We can provide a COI for your property or management company on request. Ask when you call and we will get it over to you.
Do you service boilers and hydronic heat in multifamily buildings?
Yes, and it is one of the main reasons property managers call us. A lot of older south metro apartment and condo buildings run on boilers, radiant loops or baseboard hydronic heat, and many general HVAC companies will only touch forced air. We diagnose and repair boilers, circulators, zone valves and the piping between them, and we set gas-fired equipment up for Colorado altitude.
How fast can you get to a unit with no heat or no cooling?
Same day when the schedule allows. Call or text (303) 601-1444 early in the day for the best shot at a same-day slot. We answer until 9 PM, seven days a week, and you reach Erica or Jared directly, not a call center.
How does pricing work for a property manager?
The same way it works for everyone: we diagnose first, then quote a flat-rate price before any work starts. No hourly meter, no surprise on the invoice. If a repair does not make sense, we will tell you that too.
What areas do you cover?
